• Licensed property auctioneering (bank, court, government and private)
• Property valuation, management and advisory services
• Mortgage facilitation and lender introductions
• Escrow account services for property transactions
• AI-powered property advisory (NextGen AI) — for informational purposes only
• Market intelligence, investment research and guides

3. Property Listings Disclaimer

Property listings on nextgentanzania.com are provided in good faith based on information supplied by sellers and verified by our team. However:

• All listings are subject to availability, prior sale, and change without notice
• Prices shown are guide prices unless stated as fixed
• Floor areas, specifications and photographs are indicative only
• NEXT-GEN conducts due diligence but cannot guarantee the accuracy of all listing information
• Independent professional verification is strongly recommended before any purchase commitment

4. NextGen AI Disclaimer

Our AI property advisor (NextGen AI) is powered by Anthropic's Claude AI and is provided for informational and guidance purposes only. AI-generated content:

5. Agency Terms & Commission

When NEXT-GEN acts as your agent in a property transaction:

• Our standard commission for property sales is 2–3% of the agreed sale price, payable on completion
• Lease placement fee is typically one month's rent
• All fees are agreed in writing before the commencement of services
• Fees are non-refundable once the relevant service has been delivered (e.g. buyer introduction, viewings arranged)
• Where a transaction does not complete due to a party's default, our right to commission depends on the specific mandate agreement

6. Auction Terms

For auction services:

• NEXT-GEN conducts auctions as a licensed auctioneer under Tanzanian law
• Bidders must register in advance and meet qualifying criteria set by the instructing bank or client
• All bids are legally binding once accepted by the auctioneer
• Winning bidders must sign the Sale Agreement immediately and pay the required deposit
• Failure to complete may result in forfeiture of deposit and legal action
• Auction terms specific to each property are set out in the tender documents

7. Escrow Services

Escrow accounts are provided as a neutral holding service. NEXT-GEN:

• Acts as a neutral escrow agent and does not earn interest on held funds
• Will only release funds strictly in accordance with the signed Escrow Agreement
• Is not responsible for disputes between buyer and seller about conditions for release
• Reserves the right to seek court guidance in case of escrow disputes

8. Limitation of Liability

To the maximum extent permitted by Tanzanian law, NEXT-GEN's liability for any claim arising from property transactions, website use, or advisory services is limited to the fees paid to NEXT-GEN in connection with the specific transaction giving rise to the claim. We are not liable for indirect, consequential, or speculative losses.

9. Intellectual Property

All content on nextgentanzania.com — including text, images, branding, property data and AI-generated content — is the intellectual property of Next-Gen Holdings Company Limited unless otherwise stated. You may not reproduce, distribute or use our content commercially without written permission.

10. Governing Law & Disputes

These Terms are governed by the laws of the United Republic of Tanzania. Any disputes shall be subject to the exclusive jurisdiction of Tanzanian courts. For disputes relating to Zanzibar property, Zanzibar courts have jurisdiction.

11. Changes to These Terms

We may update these Terms from time to time. Continued use of our website after changes constitutes acceptance of the updated Terms. We will post the effective date at the top of this page when updates are made.
